Due Diligence, Coastal Edition

What actually moves the price out here

City rules don't apply on the shore. Two houses a kilometre apart can differ by a million dollars for reasons no listing photo shows.

  • Frontage and exposure. South facing, sheltered frontage carries a premium; open Atlantic exposure is dramatic and costs you in wind, salt, and insurance.
  • Moorage and access. A deep water mooring or a wharf you can actually keep a boat on changes the buyer pool entirely.
  • Wells, septic, and shoreline rules. Setbacks, septic capacity, and water quality decide what you can build, expand, or rebuild.
  • The road in. Private lanes, rights of way, and winter maintenance: unglamorous, and worth a survey before you fall in love.
