St. Margarets Bay & Hubbards Real Estate

The eastern gateway to the South Shore and the favourite of Halifax commuters who want coastal living within reach of the city. Beaches, community, and serious oceanfront on the outer bay.

This stretch, from the head of St. Margarets Bay through Hubbards, is the most Halifax-accessible part of the South Shore. Roughly 25 to 45 minutes to the city, with a genuine year-round community, beautiful beach frontage, and real oceanfront on the outer bay.

It is also home for me. I live on St. Margarets Bay, so this is the one stretch of coast I can tell you about not just as a REALTOR but as someone who chose to live here. The market runs from lake cottages and beach homes to serious oceanfront, and I know the difference between the pockets that hold value and the ones that just look good in photos.

The Halifax commute keeps demand steady here, which puts a premium on this area relative to the wider South Shore. Most of the housing stock is single-family, and a good share is newer.

What it is like to live here

This is commuter coast done right. Hubbards has a real year-round community, a good local food scene, and proper beach frontage at places like Queensland and Bayswater. Through Fox Point, Seabright, and the head of the bay you get a mix of lake, bay, and open-ocean property, all within an easy drive of Halifax.

It suits people who want coastal life without giving up city access: professionals, families, and buyers relocating who still need to be near the airport and the city most weeks.

What buyers should know here

  • You pay a commuter premium. Proximity to Halifax keeps prices here above the wider South Shore. That is the trade for the shortest drive to the city on the corridor, and it usually holds value well.
  • Lake, bay, and ocean are different buys. A lake cottage, sheltered bay frontage, and exposed outer-bay oceanfront are not the same on price, use, or insurance. Knowing which you actually want saves money.
  • Well, septic, and seasonal status matter. Plenty of properties here are on private services, and some are seasonal cottages rather than four-season homes. I confirm this early so there are no surprises at financing.
  • You may be competing with Halifax buyers. This area draws city buyers too, so being prepared and ready to move matters when the right property comes up.

"Doug helped me purchase my dream ocean view home in Hubbards. He was fantastic to work with, honest, straightforward, and never pushy, and incredibly patient. If you're looking for someone who genuinely cares about their clients and isn't just trying to make a sale, I highly recommend Doug."
