Why not an instant estimate?

An online estimate doesn’t know your street

The automated numbers you see online work off broad averages. They can’t tell a renovated kitchen from a tired one, an ocean glimpse from an ocean view, or a quiet lane from a busy road. On the South Shore, where two homes a block apart can sell for very different money, that gap matters.

So I do it by hand. You tell me about the home, I look at what has sold nearby, and I give you a range with the reasoning behind it. If now isn’t the right time to sell, I’ll tell you that too.

Most of this site is built for buyers. That’s why I already know your buyer.

The rest of dougmills.ca is pointed at buyers, especially people moving here from away. That’s on purpose.

Because I spend my days drawing those buyers in, I see what they search for: which towns they ask about, what makes them lean in, and what makes them walk. So when it’s time to price and market your home, I’m not guessing at who the buyer is. I already know what they want, where they’re coming from, and what they’ll pay for. Your home gets sold to that buyer, not posted and left to the internet.

The questions I get asked

Before you list, these are the ones that come up most.

How does Doug charge to list a home?

There isn’t one number. I put three packages in front of you and you pick the one you want. The first is complete on its own: everything a home needs to be listed and sold properly. The other two add marketing on top of it, things like a 3D tour, drone photography, video and staging.

I’ll walk you through what each one would do for your particular house, then the decision is yours. I don’t push one over another. Terms are agreed in writing before anything goes live.

What is in the base listing package?

Professional photography, house measurements, signage, MLS® promotion, open houses, the Royal LePage Atlantic network, and ongoing feedback and price adjustments while the listing runs.

That is a complete listing, not a stripped one. Plenty of homes on this coast sell on exactly that.

Do I have to take the biggest package to sell my house?

No. The extras earn their keep on properties that need reach: waterfront, higher price points, and anything where a good share of the buyers are out of province and shopping online before they drive down.

If your house is not one of those, the extras are money you do not need to spend.

Do I have to commit to anything to find out what my home is worth?

No. A valuation is a conversation, not a listing agreement. Nothing is signed unless you decide to list, and you will not be added to an automated email list.

How is the number worked out?

From what comparable homes on this coast actually sold for, rather than an algorithm’s guess at your postal code. I look at recent sales near you, the condition they were in, and how long they took to go.

You get a range and the reasoning behind it, by email or a short call, whichever you prefer.

Is a pre-listing home inspection worth it?

Often, yes. It finds the issues before a buyer’s inspector does. The report, and what was addressed, goes to buyers, which makes a low offer harder to argue for and shortens the time between offer and closing.

Do you sell land and acreage too?

Yes. Vacant land, acreage and waterfront lots sell differently from a house, and most of the work happens before the listing: the road in, septic, title and zoning. I wrote it all out on selling land on the South Shore.
