Why people move here
Mahone Bay is a small harbour town about an hour from Halifax, with three churches on the waterfront, a Main Street of independent shops and a bay scattered with islands.
People come for the postcard and stay for the town. It is small enough to walk end to end, the harbour is one of the most sheltered on the coast, and Lunenburg, Chester and Bridgewater are all within half an hour. The festivals fill the streets in the fall and at Christmas, and the rest of the year it is a quiet place to live with plenty going on.

The questions I get asked
What is there to do in Mahone Bay?
The Scarecrow Festival fills the town with more than 250 handmade scarecrows from late September into October, and the Season of Father Christmas runs from late November to Christmas Eve. The Civic Marina on Main Street, run by the Mahone Bay Wooden Boat Society, has 50 slips and a mooring field, and Chester Race Week sails the bay every August.
The Rum Runners Trail runs just inland of Main Street, 119 km from Halifax to Lunenburg, and the 11 km Bay to Bay section takes you to Lunenburg’s Old Town. The bay’s islands shelter paddlers from the open Atlantic, with tours and rentals all summer from outfitters in Blue Rocks and Dublin Shore. Oak Island is at Martin’s Point, about 15 minutes away, with guided tours on weekends from May to October.
What is Mahone Bay like in February?
Quieter, and still open. Most homes in town are lived in all year. Some are seasonal, which you notice in winter, but this is nowhere near a summer-only town.
The grocery, pharmacy, hardware store, school and churches run all year. Some Main Street shops and restaurants move to reduced hours or close from January into March. The tour buses stop and the harbour goes quiet.
It is an older town and an involved one. If you want to know people within a month of arriving, join something.
Can a non-Canadian buy a house in Mahone Bay?
Yes. The federal ban on non-Canadian purchases applies only inside Census Metropolitan Areas and Census Agglomerations, and Mahone Bay is in neither. The Act has been extended before, so confirm its current status at the time you buy rather than relying on this page.
Nova Scotia's 10% non-resident deed transfer tax is a separate thing and it does apply, with an exemption if you move here within the required window. The municipal deed transfer tax is 1.5% inside the town and 1.25% just outside, which on a $600,000 purchase is a $1,500 difference at the lawyer's office.

Can I buy from out of province without seeing it?
People do it here regularly. Video walkthroughs, remote signing, and someone on the ground checking the things a listing photo will not show you. I will also tell you when a house needs a second look in person before you commit, because some of them do.

As a rough guide, under $400K buys a smaller older home needing work in town, or more space outside the town line on a well and septic. $400K to $600K is the heart of the market: a solid three-bedroom in the village, or a newer build on an acre or two just outside. $600K to $900K buys renovated heritage in the village core or a modern home on real frontage a short drive out. Waterfront and acreage start around $900K, and almost all of it sits outside the town line.
Are homes in Mahone Bay on a well and septic?
Inside the town limits, most homes are on town water and sewer. Just outside the line, where most of my Mahone Bay buyers end up, almost everything has its own well and septic system.
Make your offer conditional on a water test, for quality and for how much the well delivers, and on a septic inspection. Ask how old the septic system is too, because replacing one is a real cost and it belongs in the conversation before you firm up.
How far is Mahone Bay from Halifax?
About an hour and ten minutes to downtown Halifax, roughly 86 km on Highway 103. Halifax Stanfield airport is an hour and a half or more.
Closer to home, Lunenburg is 15 minutes away, and Bridgewater is 15 to 20 minutes for the regional hospital, the big-box stores and the high school.
