September 2026 on the South Shore: What the Neighbours Did
63 homes changed hands on the shore in September, down from 88 last September. The middle of the market was $473,000, up from $426,750, but that is more about which houses sold than about prices rising. The typical sale took 47 days, up from 32, and 6 homes sold over asking against 18 a year ago. Right now 384 homes are for sale, another 43 are under a conditional offer, 92 came on since September 1, and 198 of the 427 on the market have already cut their price at least once. St. Margarets Bay & Hubbards
12 sales, median $635,450, 42 days. Last September 11 at $535,000, in 7 days.
The month's biggest cut on the shore was here: a 2001 waterfront on Bayberry Lane in Seabright, listed in April at $2.4 million, sold for $1.35 million after 136 days. A 2022 build on Amelinda Crescent in Boutiliers Point, new on the market in August at $1.249 million, closed at $1.167 million. On the quick side, a 1916 two-bedroom waterfront on Indian Point Road in Glen Haven went for $657,000 in four days, and a waterfront on St. Margarets Bay Road in Queensland sold at its $499,900 asking price in one day.
For sale now: 60 on the market, 7 of them conditional, median ask $843,800, 12 new since September 1. New: 41 waterfront acres on East Dover Road at $1.299 million. The 2024 waterfront on St. Margarets Bay Road in Boutiliers Point is at 461 days and $3.495 million, down from $3.999.
Chester
7 sales, median $530,000, 79 days. Last September 16 at $412,000, in 30 days.
The top sale on the shore: Seashore Lane in Blandford, a 2024 waterfront on six acres, listed in June at $3.55 million and sold at $3.3 million in 46 days. Another waterfront on the same lane is still asking $2.9 million. In the village, a 1948 waterfront on Granite Street sold for $1.3475 million after 134 days.
For sale now: 78 on the market, median ask $650,000, 18 new since September 1. New: a 2024 waterfront on 11 acres on Highway 329 in East River Point at $4.295 million. Chester Shore Drive in East Chester has been for sale since January 2025 and is now $4.99 million, down from $5.999. Shoreline Bluff Lane in Fox Point has had houses listed since early 2024; one finally went conditional after 694 days.
Mahone Bay
5 sales, median $457,000, 32 days. Last September 10 at $435,000. Nothing sold at or over asking.
A waterfront on 1.65 acres on Main Street, listed in June 2025 at $559,900, closed at $400,000. An 1896 farmhouse on 3.3 acres on Hamms Hill Road in Blockhouse sold for $492,000 in a week, and a 1954 two-bedroom waterfront on Oakland Road in Indian Point went for $457,000 in four days.
For sale now: 33 on the market, median ask $689,000. Two went conditional within three weeks of listing: Highway 3 in Maders Cove at $895,000 and an 1854 house on Pleasant Street at $679,000. New: a 1910 B&B with 11 bedrooms on almost ten acres on Oakland Road in Indian Point, $2.499 million. Shepherds Landing Road in Martins Point is down from $899,000 to $699,900.
Lunenburg
10 sales, median $500,000, 30 days. Last September 6 at $767,500.
A 2019 waterfront on Driftwood Court in Garden Lots, listed in January at $2.1 million, sold for $1.7695 million after 196 days. Pelham Street in town, a 1946 house on half an acre with no water, sold for $1.29 million in 14 days. Blue Rocks Road had two sales at $400,000 and $415,000, and York Street had two at $680,000 and $585,000. A 1900 house on Feltzen South Road went from $425,000 to $254,900.
For sale now: 58 on the market, median ask $711,950, sitting a median 96 days. Pending: Middle Road in Kingsburg at $2.9 million after 157 days. Kingsburg Road waterfront is on at $2.1 million. The 1873 house on Montague Street is at 496 days and $1.05 million, down from $1.225.
Bridgewater
21 sales, median $394,500, 41 days. Last September 35 at $415,000.
All four over-asking sales were under $330,000. Oakhill Road had two, both listed at $299,900: one sold for $310,000 in two days, the other for $326,000 in three. Maple Lane in Wileville went $11,100 over in two days. At the top, a 2020 waterfront on 6.4 acres in East LaHave listed at $1.5 million and sold for $1.2 million, and Homestead Estates Drive in Italy Cross sold for $1.025 million.
For sale now: 115 on the market, 11 conditional, median ask $450,000. 33 new since September 1, the most on the shore, and 55 have already cut.
Liverpool & South Queens
8 sales, median $330,000, 104 days. Last September 10 at $332,250, in 35 days. Nothing sold at or over asking.
A waterfront on Main Street in Liverpool sold for $400,000 in two days. Most of the rest took their time: Medway Street in Port Medway, waterfront, $649,000 down to $550,000 after 156 days, and an 1855 waterfront on 15 acres on Mill Village East Road in Charleston sold for $375,979 after a year on the market.
For sale now: 83 on the market, 12 conditional, median ask $399,900, median 113 days, and more than half have cut. Indian Bay Road in Voglers Cove listed at $1.495 million in July 2025 and is now conditional at $795,000. River Head Road in Port Mouton is at 905 days, $479,900, never cut.
